由欧博迈亚设计的厦门五缘湾湿地公园TOD项目位于厦门本岛东部沿海,该项目在厦门城市规划中有着举足轻重的地位。项目基地被高架、立交、隧道等过境交通围合,犹似孤岛。极易拥堵的交通,造成了片区居民生活出行不便、城市空间通廊割裂等突出问题。欧博迈亚通过规划以强化TOD模式体系,打造1公里长的特色二层连廊,依使用需求进行分段设计,北部强调快速抵达,南部突出游玩活力,进而完善空间规划布局

OBERMEYER conceived a comprehensive and integrational TOD-Design for Xiamen Wuyuan Bay Wetland Park. This important TOD project is located on the eastern coast of Xiamen Island. The site is very much isolated and enclosed by highways overpasses tunnels around. Periodic traffic jams cause inconvenience of residents in the area and the fragmentation of urban space corridors. Here OBERMEYER provides sustainable design improvement by building upon its high traffic and mobility competence. By the design and planning the TOD model system will be reinforced beyond its original efficiency. A 1km long featured sky corridor will improve the spatial layout according to the needs of use.

建立二层慢行平台,通过功能分区解决地铁TOD最后一公里问题,建立5分钟步行便捷生活圈,建立慢行、观赏、休闲一体并连通湿地公园的无障碍通道。

The creatively grafted Sky Corridor is a very elegant solution of the making the proto-status of the TOD work more efficiently. The different functional zones create a 5min-walk convenient living circle and provide a slow-traffic and enables integrated access to the scenery and recreational functions of the wetland park.

规划策略三:“立体”— 地上地下连通提升

Strategy 3: Three Dimention – Enhance the Linkage of the Overground and the Underground

地上地下连通提升,高效组织地下车行、人行整体网络。地下大地库整体开发,提高地下空间的利用效率。依托地铁站不同出口构建直达各功能区域的步行廊道。地上地下空间互联互通,构建功能复合的多元立体城,解决基地高差的同时激活地下空间。

The well-engineered linkage will improve the vehicle and pedestrian traffic network. The overall large basement development improves the underground spatial usage and provides it with higher economic value. The pedestrian paths to the ground-level at different exits allow efficient circulation towards the underground space. This engineered strategy twists the facilities together by enhancing the multi-functional vertical urban environment.

Following the intention to improve the city image OBERMEYER coordinated intensively on deep sight-lines aiming for better spatial comprehension. At the same time and without sacrificing the building program another strategy aimed to lower the level of the buildings for unbuilt area for a better human scale in the city and for integrating the lakeside landscape. The dynamic commercial activities around the wetland park station and the greenway system provide a comprehensive life-style around that very development.

规划策略五:“优化”— 服务配套设施提升

Strategy 5: Optimization – Upgrade the Facilities

欧博迈亚力求完善社区服务配套,增置片区城市服务设施配套,同时承接五缘湾国际旅游度假区的配套设施需求,规划形成社区级与城市级服务共建共享的设施体系。创建15分钟社区生活圈,使片区居民在15分钟步行路程以内能获得生活所需的基本服务功能和公共活动空间,以满足日常生活所需。

OBERMEYER is also dedicated to establishing a high-quality shared facility system of community level and city level through upgrading the local community by establishing more municipal services and a Wuyuan Bay resort facility. The plan also proposed a 15-minute community living circle in which people can access to basic services and public spaces to meet their daily needs and raise the living quality and its recognition for overall high satisfaction.
